All Sales Are Final

The items offered by Under the Live Oaks are antique and vintage pieces, often more than 75–100 years old. Age-related wear, patina, fading, discoloration, repairs, irregularities and other signs of use are part of their history and character.

I make every effort to carefully photograph and describe each item, including known condition issues, so that you can purchase with confidence. Please review all photographs, measurements and descriptions carefully before completing your purchase. I am always happy to answer questions or provide additional photographs prior to purchase.

Because each piece is unique and one of a kind, all sales are final and returns or exchanges are not accepted.

Damaged or Incorrect Items

If your order arrives damaged in transit, or if you receive an item that is materially different from the item you ordered or its description, please contact Under the Live Oaks within 48 hours of delivery. Please retain all original packaging and provide photographs of the item, packaging and shipping box so that a carrier claim can be submitted when applicable.

Please do not discard packaging or return an item without contacting Under the Live Oaks first.

If an error was made by Under the Live Oaks, I will work with you to make it right.

Order Cancellations

Because orders may be prepared for shipment shortly after purchase, cancellations are not guaranteed. If you need to request a cancellation, please contact Under the Live Oaks as soon as possible. Once an order has shipped, it cannot be canceled.

Questions about an item before purchasing are always welcome. My goal is for you to know exactly what you're purchasing and to be delighted when your antique arrives.
